Purchasing & Inspection Process   

 

The steps needed to purchase a property are really quite simple.

 

Preliminary

 

1) We will ask you to fill in a simple application from requiring only very basic information such as name, address, phone number etc….

 

2) If you are interested in purchasing a property you may do so straight away or you may avail of an inspection trip to Alanya before purchasing.

 
 

Inspection

 

3) The inspection trips normally occur every 4-6 weeks with 5-15 people per trip. Normally the inspection trips are for duration of 2-3 days. We will organize flight, accommodation and some meals for you for a one off fee of €300. Any additional fees such as food, shopping or entertainment are up to you. The flights and accommodation fee are non-refundable. Don't worry; even if you don't buy you still get a relatively inexpensive break in Turkey!

 

A €3,000 fully refundable booking deposit is required to hold an apartment in your name.  This secures the property for you until the inspection trip has taken place and you confirm your wish to purchase the property or otherwise.  In this event that you decide to purchase the property the deposit will become part of your contract deposit. If you decide to not purchase the property, your €3,000 deposit will be fully refunded immediately.

 

4) We will arrange all travel from Dublin and provide you with tickets. Over the next 2-3 days we will show you the apartments and the surrounding areas and also answer all your questions so you may make an informed decision. Please note, there is no pressure to buy - the purpose of the trip is to allow you to make an informed decision!

 
 

Purchase

 
5) If you decide to purchase a property, our representative in Turkey will bring you to the Notary Office. Here you will sign the notary forms to allow a Turkish representative act on your behalf with respect to the purchase of the individual property. This saves you having to make a second trip to Turkey in order to receive the deeds to the apartment or villa.
 
After the transfer of ownership the new owner receives the so-called “tapu” (proof of registration at the Land Registry Office). The Land Registry Office is managed by the local municipality. For the exchange of deeds the “old” and the “new” owner (your representative as per the notary agreement or you, should you wish to attend personally) should be present at the Land Registry Office in person with a copy of your passport, a set of recent passport photos of you, the full name of your father and your mother's maiden name. A certified sworn interpreter is required when either the buyer or seller is of foreign nationality, so we will provide you with one.
 
When placing a deposit on a property, please also provide us with a copy of your passport, 4 passport photographs and 2 documents that verify your address, for each person wishing to be named on the property deed (or tapu). You will also need to provide your parents details as set out above.
 
The legal proof of registration, the Tapu, is publicly recognised and property taxes are only levied on the amounts stated in the Tapu. The Tapu is only issued at the Land Registry Office in the presence of a sworn interpreter.
 
We also offer a service whereby notary documentation can be organised using our Irish Solicitors, such that you may purchase a property without ever having to travel to Turkey.
 

Once you own a property in Turkey you may open a bank account there so that variable costs relating to your property such as electricity, water and telephone can be paid automatically by direct debit. By doing so you ensure that everything operates properly. Our representative in Alanya will advise you on the best solution for you.

 
6) The Turkish Land Registry office will process the purchase. It takes 12-18 weeks to transfer ownership. This period of time is given by the Turkish authorities as it allows them to ensure all information given by both the seller and buyer is correct and in order.
 
Payment Terms
 

Payment Terms - As you have already paid your €3,000 deposit we will require the balance up to the agreed amount fully deposited (the contract deposit) within 7 days of returning from your inspection trip in order to contractually secure your purchase. The balance of payments will be as agreed on the drawing up of your contract of purchase.

 
It is important to note that the contract deposit is non-refundable.
